Veggie gardening is not a naturally born skill, it takes practice and a lot of trial and error. If you’re a first time gardener or just looking to get back into the soil, we have the top tips for making your garden a success! Tip #1) Most vegetables need 6 hours of sunlight daily. When setting up your garden, make sure that it is getting plenty of light exposure to keep your plants happy. Tip #2) The easiest plants for beginners to grow are tomatoes, peppers, beans, cucumbers, zucchini, peas, radishes, spinach, and herbs. If you are nervous about starting your veggie garden, start with these basic vegetables to get your feet wet. Tip #3) Soil will make or break your garden. Quality soil for a veggie garden is a must. Find a high grade topsoil or potting soil in containers rather than local soil. The golden rule: add 1 to 2 inches of organic material to your garden area and mix well to a depth of 6 inches. Tip #4) Read the directions! Seed packets are a wealth of information and will give you the details you need to be sure you are planting your vegetables correctly. Tip #5) Use mulch! Mulching your plants helps to keep the weeds at bay and the soil moisture consistent. If you’re looking for a mulch idea - use grass clippings (as long as they don’t contain weed killer). Tip #6) Plant at the appropriate time. Plants can be sensitive and need to be planted at the right time of year. If you’re not sure when to plant in Montrose, use this guide: https://garden.org/apps/calendar/?q=Montrose+%232%2C+CONow that you’ve got the basics, it's time to dig in (pun intended!). If your house is worth less than it was when you began your mortgage, then it might not make sense to refinance. During the middle of 2021, consumer confidence had risen to its highest level since COVID-19 began. According to CoreLogic, many homeowners have seen large increases in their equity. Homeowners with at least 20% equity will have an easier time qualifying for a new loan.Over recent years, lenders have tightened their standards for loan approvals. Even if you have very good credit, you may not always qualify for the lowest interest rate. Lenders are looking for a credit score of 760 or higher to qualify for the lowest interest rate. If credit scores aren’t as high, it is still possible for borrowers to obtain a loan, but they may be paying higher interest rates or fees.Borrowers who have a current loan may assume it will be easy to qualify for a new loan, but debt-to-income plays a major role. Having a high income, a long and stable job history, or substantial savings may help you qualify for a loan, but lenders usually want to keep your payments under 28% of your gross monthly income. Overall, your DTI ratio should be 36% or less, although some lenders may go up to 43% with additional positive factors.Refinancing a home usually costs 3%-6% of the total loan amount. If you have enough equity in your home, you can roll the costs into your new loan. If you don’t have the equity, there is another option. Some lenders offer a “no cost” refinance which means you pay a slightly higher interest rate to cover the costs.Refinancing points, equal to 1% of the loan, are often used to bring down interest rates and can be incorporated into the closing costs or wrapped into the loan.Know your breakeven point, the point at which costs of refinancing have been covered by your monthly savings. For example, if your refinance costs you $2000 and you are saving $100 per month, it will take 2 years to break even. If you plan to move within those 2 years, a refinance might not make sense.Local banks like Alpine Bank, Bank of Colorado, Wells Fargo, Vectra Bank, San Juan Credit Union, NuVista Credit Union as well as private lenders like Academy Mortgage, Guild Mortgage, Cornerstone Home Lending, and Major Mortgage can help you get the perfect refinancing loan. Shop around and negotiate the fees, as some of the fees can be paid by the lender or reduced.

Things To Do: Visit The Ouray Hot Springs Pool

Montrose is a beautiful place to visit.
